Home Staging - Tips For Selling Your Home For Top Dollar Quickly

Selling a home can be overwhelming. The ultimate goal of most sellers is to get the most possible for their property. To do so your home needs to looks it's absolute best at all times. You never get a second chance to make a great first impression.You can hire a professional home stager or follow this simple guide to do it yourself and save money along the process. 


Curb Appeal
The first thing a potential buyer will see is the front of your home. You want it to be clean and welcoming. Make sure your lawn and shrubs are healthy and manicured. Walkways should be clean and swept. Flowers are a simple and inexpensive way to make your house inviting. A simple potted plant in a bright and cheery color will go a long ways. If time permits you can grow your own from seed. Petunias and pansies are great spring and summer choices, marigolds and chrysanthemums are perfect for fall. Topiaries in a pot are also a fantastic choice and the best part is that they can go with you to your new home.

Clean, clean and then clean some more
Your home cannot be too clean when you are selling it. The cleaner, the better. Bathrooms and kitchens sell homes and unfortunately they are usually the dirtiest and messiest places in a home. Deep cleaning followed by regular maintenance will allow potential buyers to see the beauty of your home (not last night's dishes). I am a huge fan of those fantastic magic sponges. They work amazingly on walls, cabinets and tubs. Your home shouldn't smell of anything other than clean. Scented candles and plugins are unnecessary if your home is kept clean and fresh.

Rugs are a great way to anchor a room, they can also be quite inexpensive. By adding a few (groups of three are best) apothecary jars and simple fillers the decor of this dining room is complete. 


Think Spa!
When it comes to bedrooms and bathrooms think about a spa or even a fancy hotel. All surfaces should be clear and clean with the exception of a few simple decor items. A stylish white duvet can make any bedroom look great. White fluffy towels in bathrooms are also very appealing. Make sure all beauty products/toothbrushes are stored out of sight. Waste baskets should be emptied. Potential buyers do not want to see those things. (Make sure potty lids are always down!!!! I cannot stress this enough.)

Turn on all lights and open all window coverings prior to a showing or open house. Light and bright spaces look larger and more appealing. Using these tips should help you get the most money for your home. A little spent in the right areas will bring back a lot more in return getting you top dollar on your home.
